18-unit Habitat for Humanity build in Kemptville moves forward

The proposed Habitat for Humanity Thousand Islands build in Kemptville is getting closer to site plan approval. North Grenville Council tabled a resolution last night to declare the 0.6 acre of land on Concession Road as surplus. The final vote on the matter is set for February 18. 

Habitat has submitted its second round of conceptual drawings for the site, which includes an 18-unit apartment style condominium building. Municipal staff have provided comments and are awaiting a third submission, according to Director of Planning and Development Phil Gerrard.  

He noted it’s typical to see around five versions before a final site plan is brought forward for approval. Gerrard explained the conceptual site plan has changed slightly: the building is now located on the east side of the property rather than the west. He says Habitat has achieved full parking, so it won’t require a variance. Gerrard noted it looks like everything will fit on the property and now it comes down to the nuts and bolts logistics of making it work.   

He believes the goal is for Habitat to break ground within the next 60 days, due to a funding deadline in place, so they want to move forward very quickly. 

Habitat offers home ownership opportunities to people who don’t qualify or can’t afford a conventional mortgage. The organization provides housing at fair market value, with mortgage payments based on the homeowners income. For more information about Habitat, click here
